Think carefully about the biggest renovation projects

When most people think about renovation they will imagine something small scale like redecorating and changing the layout of a space. However, projects can be much bigger than this. There can be situations where you need to change elements of the structure itself or update crucial systems. These can get trickier when it is massive commercial architecture. Luckily, we can help.

What do you need to change?

Commercial architectureThe biggest renovation projects with commercial buildings involve things like replacing the roofing, altering the floor plates, and adding new insulation to walls, floors, and ceilings. You may also have projects to do rewiring or upgrade the HVAC system or lighting. Because of the scale of the properties and complexity of the systems, they can be big jobs.

Often the goal here is to improve energy efficiency and the user experience. For example, a new roof and insulation can massively reduce heat loss and thermal gain. It can keep the interior temperature more stable and reduce power usage. Changes to floor plates can allow a massive change in the layout of buildings so they can better serve the users.

ROI

Before committing here, you must think about the return on investment. The renovations can have a really huge price tag. Will doing it provide a sufficient increase in the building’s value and usefulness?

Sadly a lot of commercial architecture in the UK is currently empty because renovation won’t provide a big enough ROI. For some older buildings, it would simply cost too much to bring them to modern standards.

Prioritise

If cost and ROI is a concern, you can look at doing a less intensive renovation that prioritises the most important things. For example, it may be vital to update the wiring and lighting to modern standards. However, you may be able to save by remodelling some spaces instead of installing brand new facilities.

What you need to think about here is long term value. For example, a new roof will be more cost effective in the long term than doing repeat repairs of what is already there.

The key thing is to plan and budget carefully, especially when it is bigger projects. You may need some compromises too. For example, there may be cheaper materials you can use to reduce your outlay.
