At first, it may seem like commercial and residential architecture follow similar rules yet significant differences exist between the two. The biggest difference is the function, with homes designed for comfort and meeting a variety of needs. Commercial properties on the other hand are vehicles for the enterprise and are not lived in. In both cases the function affects or even determines the design.

A similarity between both types of architecture is that the size of properties can vary substantially. Commercial properties can be much larger than even the biggest homes though. The infrastructure needs are therefore more elaborate. Necessities for these sites can include elevators for easy travel, cafeterias, bathrooms for visitors and employees, and parking space. Even if the residential complex is a large one, there is less need for such extensive facilities.

Should a commercial architect be working on a specialised facility, the design process alters even further. Health care and medical facilities for example need plans in place to keep the structure sterile and protect patients. Hotels and other hospitality buildings need the space necessary to meet their guest’s requirements, in addition to accommodating restaurant and entertainment spaces if they are required. Retail businesses must have space to display products that are on sale and store additional stock, as well as having room for parking and restrooms.
