The power of regeneration

Architecture has the power to create functional and beautiful new structures, as well as saving and completely transforming old, derelict properties or buildings which have become obsolete as the years have passed. It is amazing how an excellent design, quality materials and great workmanship can reinvigorate an old building and give it a new lease of life.

The Westlegate Tower in Norwich is an interesting example of how regeneration can completely transform the function of an existing building. The building was previously Westlegate House, a 1960s office block that had stood empty and derelict for over 14 years. The property was widely regarded as a blight on the skyline, particularly because of its position so close to the city centre. It needed extensive work to refresh it and ensure the valuable location could be used to its full potential.

A project to regenerate the building was launched with the aim of transforming the old office building into apartments, creating new commercial spaces and redeveloping the car park. The original frame of the property was saved and new cladding was used to dramatically improve the aesthetics. A full revamp of the interior was completed, creating new homes offering extensive views across the city. The project proved to be a major success as all of the apartments were sold and there was high demand for the commercial spaces.

The Westlegate Tower gained further praise recently when it was revealed that it had won a RIBA East Award. It was one of 25 properties shortlisted for the annual awards and joined 11 others in claiming a prize, included three located in Norwich. It was praised for being architecturally impressive and making a valuable contribution to the local community.

This impressive transformation shows that with skill and creativity, even properties once referred to as eyesores can be renewed and become highly sought after homes and commercial premises. At Coffey Architects we are passionate about all forms of domestic and commercial architecture, from new builds to regeneration projects, and regularly work on them in London and throughout the country. The Westlegate Tower demonstrates the possibilities of regeneration and shows that demolition is not always the best answer.
